To ensure a smooth rental application process, KAM Realty Group asks that you review our renter qualifications and any applicable fees before submitting an application. We pride ourselves on being transparent and upfront with our potential renters. We encourage you to gather all necessary information ahead of time for a quick and easy application process. At KAM Realty Group, we require that every person 18 years of age or older who will be living in the house fill out an application. We take the application process seriously and will verify the information provided. Any false information will constitute grounds for denial. Application Requirements
At KAM Realty Group, we understand how important it is to find a rental property that fits your budget. That's why we have income requirements in place to ensure that all applicants can comfortably afford their monthly rent. To meet our income requirements, the combined income for all household applicants must equal no less than 3 times the monthly rent amount. All applicants must provide verifiable documentation to prove their gross income. This includes pay stubs, offer letters, tax documents, award letters, court documents, bank statements, and such other documents.
Income Requirements
As a prospective tenant of KAM Realty Group, we require you to provide a rental reference confirming a 12-month rental history from a 3rd party landlord. This helps us ensure that our rental properties remain in good condition, and that we maintain a high standard of living for all of our tenants. Please note that applicants with a rental history that includes more than 3 late payments in a 12-month period, lease violations, property damage, unauthorized tenants or pets, or prior evictions (whether filed or enforced) will not be accepted. Rental History Requirements
At KAM Realty Group, we take rental fraud prevention and protection of personal information seriously. That's why we have implemented a simple and secure identification verification process for all our rental applicants. As part of our rental application process, all applicants are required to provide valid government-issued photo identification. In addition, we ask that applicants provide their Social Security Number (SSN) or Individual Taxpayer Identification Number (ITIN) for identity verification purposes.
Identification Requirements
At KAM Realty Group, we take great care to ensure that our tenants are financially responsible and able to pay rent on time. As part of our credit screening process, we work with Transunion to perform a soft credit pull which does not impact your credit score. Our standard security deposit is based on a household average credit score of 640 and above. We require an additional deposit amount for average household credit scores between 530-639. Any score below 530 will result in denial. If you have any questions about our credit screening requirements, please contact us and we'll be happy to help.
Credit Requirements
We understand the importance of ensuring a safe living environment for all. Our screening process allows us to carefully evaluate each applicant and make informed decisions based on their criminal background. Please note that any individual required to register as a sex offender will automatically be denied. Additionally, criminal convictions related to fraud, physical violence against a person or property, or those related to the manufacturing and/or distribution of a controlled substance, may also result in a denial of the application. Tenant Fees
Application Fee
At KAM Realty Group, we believe in providing quality housing to our tenants. To ensure that all of our tenants meet our renter standards, we require an application fee to cover the cost of retrieving and reviewing your application, screening and support documents. This fee is non-refundable and helps us to maintain our commitment to excellence.
Pet Application Fee
The pet application fee at KAM Realty Group is a necessary administrative expense that covers the cost of reviewing and approving pets in our properties. We have partnered with PetScreening to ensure that households are compliant with our pet requirements and to evaluate the risk of each individual pet. As part of our application process, all applicants must complete a PetScreening application for their pets. We charge a pet application fee to help provide a safe and healthy living environment for all of our residents and their pets. Please note that there is no charge for assistance animals or households without animals.
Administration Fee
Our non-refundable administration fee is due upon application approval. Once this fee is paid, we'll pull the home off the market and begin advancing you in the move-in process. This fee is designed to cover the administrative cost of transitioning you from applicant to resident, ensuring that everything runs smoothly throughout the process.
One-Time Pet Fee and Pet Rent
At KAM Realty Group, we understand that pets are an important part of your family. We charge pet owners a one-time non-refundable pet fee to incentivize our owner clients to allow us to offer pet-friendly rental options. Additionally, to help offset the additional maintenance and administrative expenses involved in managing rental properties with pets, we charge monthly pet rent so long as the pet resides in the home. Please note that there is no charge for assistance animals or households without animals.
Late Fee
At KAM Realty Group, we value timely payment of rent from our residents. When rent is late, it creates a creditor relationship between the delinquent tenant and us which creates an administrative burden. As such, we charge a late fee to compensate for this burden and provide an incentive for timely payment.
Tenant Damage Fee
At KAM Realty Group, we strive to make the process of repairing tenant damage as smooth as possible. If any damage is found during your tenancy, we will coordinate the repair work with trusted vendors and add a 15% repair coordination fee to the vendor invoice. We understand that this can be an unexpected expense, so we work with you to find the best solution and keep you informed throughout the process.
Was Your Application Denied?
We at KAM Realty Group understand that receiving a denial of your rental application can be difficult news. We want to assure you that our decision is based on objective criteria that we apply fairly and consistently. If you have been denied, you have seven days from the date of the notice of denial to request an appeal in writing. Joint applicants cannot remove applicants to reverse denial. Additionally, you have the right to request a copy of your credit report from the credit reporting agency. Please follow the instructions on your notice of denial to start the process. As a reminder, we do not hold rental properties unless your rental application has been approved, and you have paid the non-refundable administration fee.
