Residential Property Management

The following is a description and general pricing structure for our management services for single-family dwellings, townhomes, condominiums, duplexes, triplexes, and quadplexes.  While clients may treat this as a quote for services, the actual pricing is agreed upon in the executed Management Agreement.  Most of our fees are a percentage of the property’s income.  This is because we view ourselves as partners in your investment plan.  As such, we understand your goal to maximize income.  Thus, we’ve set up our pricing structure to ensure that our success is predicated on the success that we achieve for you.

Management Services

Our routine property management encompasses a comprehensive range of services designed to maximize your rental income and ensure the operation of your property. We handle rental income collection efficiently, providing you with timely payments and detailed accounting and finance reports. Our team coordinates all maintenance needs, ensuring your property remains in excellent condition, while conducting quarterly exterior inspections and semi-annual interior inspections to uphold quality standards. With our professional representation, you can rest assured that your property is managed with the utmost care and expertise.

RENTAL INCOME COLLECTION

KRG will collect all rental and other charges and amounts due under the tenant leases and give receipts for amounts so collected.

KRG's technology enables tenants to make convenient online rent payments via ACH and credit card.  KRG also accepts payment by check to qualifying residents as well as cashier's check.

We begin by recommending a competitive rental rate to attract quality tenants, followed by preparing comprehensive online and offline marketing materials to showcase your property effectively. Our team conducts property showings, manages applications, and advertises your property across various platforms to maximize exposure. We also collect move-in funds, provide weekly tenant lead reports, conduct new tenant orientations, and perform weekly property inspections while the property is vacant, ensuring everything is in order for a smooth transition.  If you desire we can also manage the turn process, preparing your property for the next tenant.

KRG will evaluate your home's condition and recommend improvements to maximize your return on investment.  We will discuss the rent-ready timeline with you and if the owner retains make-ready responsibility, schedule punch inspection, and subsequent final inspection.

KRG will recommend the rental rate of your home by conducting a comparative market analysis to help ensure you get the best price without adding unnecessary days on market.

Advertising Preparation

KRG specializes in advertising preparation by expertly crafting your rental listing to attract potential tenants. Our comprehensive service includes capturing stunning marketing photos of your home and creating an engaging virtual tour video to showcase your property's best features.

Advertising and Marketing

Our comprehensive advertising and marketing service ensures your property gets the attention it deserves. We will place a “For Rent” sign on the property where permitted, and promote it through various non-Internet media channels. Additionally, your home will be listed online and featured prominently on the KRG website for maximum visibility. We also collaborate with other agents to help secure your new tenant and continuously track the marketing performance of your property, providing recommendations for adjustments as needed.

Open House and Showings

KRG will expertly advertise and host open houses for your rental property, ensuring maximum exposure to potential tenants. Our team is committed to conducting in-person showings and promptly responding to all inquiries from interested prospects.

Application Management

Our application management service streamlines the tenant selection process by collecting and managing applications. We ensure consistent execution in line with our expertly crafted resident selection criteria and all applicable laws, providing peace of mind for both property owners and prospective tenants.

New Tenant Orientation

Our New Tenant Orientation ensures that every tenant is well-informed and prepared for a successful landlord-tenant relationship. During this session, we review the lease agreement, discuss preventative maintenance and other key tenant responsibilities, as well as conduct a thorough move-in inspection, complete with pictures for your records.

Collect Move-In Funds and Verify Tenant Obligations

KRG will manage the security deposit and other move-in funds in accordance with the lease agreement and applicable laws.  KRG will also verify all pre-move-in obligations of the tenant are met from renter's insurance to the transfer of utilities.

Weekly Tenant Lead Report

KRG delivers Weekly Tenant Lead Reports to ensure you are informed about your property's marketing performance while it's on the market. These reports provide valuable insights into our marketing strategies and recommendations to keep your property ahead of market trends and changes.

Weekly Property Inspections

Our Weekly Property Inspections provide thorough examinations of your vacant property to ensure it in excellent condition while on the market. Trust us to safeguard your asset and give you peace of mind during this crucial listing period.

Other Services

Lease Renewal Services

Our Lease Renewal Service offers competitive rates and timely notices while handling negotiations and verifying tenant income. We secure updated renter's insurance and complete all paperwork, ensuring excellent service to encourage renewals.

Services Include

  • Conduct a comparative market analysis to evaluate and determine the renewal rate.

  • Send out timely renewal notices.

  • Renewal rate increase negotiations (when applicable).

  • Reverifying Tenant Income to ensure the rent-to-income ratio is still met.

  • Updating renter’s insurance information.

  • Complete, review, and sign the renewal rental agreement.

  • Providing excellent customer service throughout the lease term to earn tenant renewal.

Fee: 4% of the total rental value for the renewal lease term (on top of the monthly management fee).  This charge will be paid the following month after the extended lease agreement has been executed.

Set-Up Services

Our Set-Up Services provide a seamless onboarding experience for you and your property, ensuring that all aspects of our management services are tailored to your needs. We take care of the details, so you can focus on enjoying the benefits of professional property management.

Services Include

  • Onboard property

    • Evaluate home ownership and insurance documents.

    • Evaluate current agreements in place with existing tenant(s) and vendors.

    • Set up your property account for management and bookkeeping purposes.

    • Set up property owner online portal for real-time management updates and a central hub for communication between owner and agent.

  • Initial inspection to evaluate the condition of the property.

  • Creation of routine and preventative maintenance schedule.

  • Welcome or introductory materials for existing tenants to establish communication with us as the new property manager.

Fee: Starting at $175 (depends on onboarding portfolio size; Ex. 25 single family homes onboarding at one time would cost $400)
