Are You Missing Out on Ancillary Income?

According to The Humane Society of The United States, "72% of renters have pets." This means that nearly 3/4 of the renter pool has pets. Any pet owner knows that a pet is a member of the family. While some renters will succumb to the pressure of leaving their fur babies to secure suitable housing (which is the leading cause of why dogs and cats end up in shelters according to The Humane Society of The United States) many pet owners will continue to search for pet-friendly housing.
Even those who may eventually give up their pets to maintain their housing, won't do so without a fight. Many attempt to divert pet restrictions by falsely claiming their pet is an assistance animal, and plenty of online resources aim to help legitimize this false claim. The truth is that assistance animals play an important role for those who need them, and it can be a violation of Fair Housing Laws and the Americans with Disabilities Act (ADA) to deny a person housing based on their legitimate need for an assistance animal.
Without question, irresponsible pet owners pose a risk to rental properties. However, to deny pets is to potentially limit your pool of possible renters to nearly 1/4 of the total renter population, and it also does not guarantee that an animal will not occupy your home if a potential renter has a legitimate assistance animal. Since attempts to mitigate the risk that irresponsible pet owners pose with a no-pet policy can potentially do more harm than good, could a better alternative be to monetize the risk?
This is where professional property management can make a difference. At KAM Realty Group, we ensure all applicants are screened for pets, we assess all assistance animals according to HUD and Department of Justice guidance to sift out bad actors, and we have partnered with PetScreening to utilize their proprietary algorithm and pet incident reporting platform to identify potential risks associated with individual pets and their owners to both mitigate and monetize that potential risk. Let KAM Realty Group help you increase your rental income and rent your home faster.
