3 Essentials for DYI Make-Ready Process

Some owners prefer to handle the make-ready process for their rental property.  Our management company has no issue with the owner retaining this responsibility.  Here are three things that owners must ensure if the owner decides to retain responsibility for making the dwelling rent-ready:

1. The dwelling must be visually appealing, displaying quality workmanship.

   1. Minor defects due to normal wear and tear are acceptable, especially if the cost of the needed quality repair outweighs the benefit of completing the quality repair.

      
      

2. All items in the dwelling must function according to their intended function.

   1. Everything present in the dwelling must work as intended. If it cannot be removed it must work as it is designed to work.

      
      

3. The unit must be clean:

   1. All appliances inside and out, behind, and underneath.

   2. All cabinets and drawers inside and out.

   3. All light fixtures and all bulbs must be present and working.

   4. All baseboards, door casings, and trim.

   5. All window coverings and blinds.

   6. All ceilings and walls as needed.

   7. All heating units; vacuumed as necessary.

   8. Filters cleaned and/or replaced.

   9. Fireplace, woodstove, and hearth area.

   10. All plumbing fixtures (sinks, tubs, showers, toilets, and faucets).

   11. All shower tiles, tubs, and enclosures including tracks and doors.

   12. All windows inside including windowsills and tracks.

   13. All interior and exterior doors inside and out including tracks.

   14. All porches, decks, patios, walkways, and garage swept and cleaned.

   15. All floors swept and mopped (waxed if necessary).

   16. Professional carpet cleaning (no handheld devices).

   17. Lawn and grounds trimmed, mowed, and beds weeded if applicable.

   18. Batteries must be present and working in smoke and carbon monoxide alarms.
