We are seeking a motivated Property Management broker to manage the daily operations of residential real estate, joining us in consistently securing a triple win at all times: a win for our clients, a win for our residents, and a win for our agents and agency.

Description of Duties

  • Builds a portfolio of properties by establishing connections and engaging with potential property owner clients; utilizes marketing and prospecting, along with KRG's systems and models, to grow the client base.

  • Expertly aids clients in identifying their needs and delivering high-level value.

  • Ensure KRGs compliance with relevant management agreements.

  • List properties for rent by inspecting them, suggesting enhancements to increase rentability, performing market analysis to determine the optimal rental pricing, and utilizing KRG's systems, tools, and processes to effectively market the property.

  • Manage the lead-to-lease process to secure a ready, willing, and able renter.

  • Ensure the landlord's compliance with the lease agreement as the lessor, KRGs compliance as the agent, and the resident's compliance as the lessee.

  • Coordinate needed repairs utilizing KRG's quality network of vendors, following KRG's vendor policies to ensure best pricing and vendor compliance with KRG's vendor policies and procedures.

  • Provide exceptional customer and professional service to ensure client and resident retention.

  • Adhere to relevant laws and all guidelines set for by the North Carolina Real Estate Commission, the National Association of Realtors, and KRG's firm policies and procedures.

  • Actively pursue personal growth opportunities and required continuing education.

  • Ensure accurate record keeping.

  • Conduct business with the highest level of integrity and ethics.

Requirements

  • A valid North Carolina real estate full broker license.

  • Knowledge of Fair Housing and Landlord-Tenant Laws

  • At least 2 years of experience as a property or community manager.

  • Comprehension of managing physical assets, encompassing maintenance activities, capital projects, and inspections at the property level.

  • Proficient in managing and addressing resident issues, with a strong focus on outstanding customer service.

  • Outstanding problem-solving abilities, capable of handling resident and vendor issues as well as operational challenges promptly and professionally.

  • Excellent verbal and written communication skills.

  • Excellent leadership abilities, capable of promoting collaboration between clients and vendors.

  • Capable of traveling between locations as required to perform inspections, meet with vendors, and maintain operational efficiency.

  • Professional certifications such as Certified Property Manager (CPM), and Accredited Residential Manager (ARM) are a plus.
